Changing an agency appointment involves more than changing a contact name. The owner needs to review the existing management agreement and arrange a handover of the tenancy file, keys, rent ledger, inspection records and current maintenance matters.
The RTA notification
For an ongoing general tenancy, the RTA’s Change of property manager/owner (Form 5) notifies it of a change of manager, agent or lessor. The RTA says the previous and new manager or owner sign and lodge the form; if that is not possible, contact the RTA for guidance. The tenant must be told where future rent is to be paid.
Practical handover questions
- What notice does your current management agreement require?
- Where are the signed lease, entry report, bond details and rent ledger?
- Which repairs, notices or tenant requests remain open?
- When will the tenant receive the new contact and payment information?
Confirm the handover sequence with both agencies and keep a record of what has been received.
